# Compare property appraisers in Rotterdam by scope

Use a fixed Rotterdam comparison checklist for assignment, report, validation, timing, price and communication.

## Start with the same brief

Send every property appraiser the same purpose, address, property type, preferred valuation date, report recipient and deadline. Mention an apartment, ground lease, planned renovation or missing paper at the top.

The guide to [comparing property appraisers](https://taxateurrotterdam.com/en/guides/compare-property-appraisers/) explains the method with more examples.

## Five questions for each reply

### 1. Does the assignment fit?

Ask which report answers your question and who can use it. A purchase, mortgage, sale and renovation can need different wording and documents.

### 2. What does the report show?

Ask how the inspection, property facts, comparable sales, assumptions and valuation date appear. Ask whether validation is required. [NHG describes physical valuation requirements](https://www.nhg.nl/faq/woningdefinitie/welke-eisen-stelt-nhg-aan-een-taxatierapport-van-een-fysieke-taxatie/).

### 3. When will it arrive?

Ask for the inspection date, report date, delivery form and correction process. Place these dates beside the purchase or finance deadline.

### 4. What does the amount include?

Ask whether inspection, research, report, validation, travel, VAT and corrections are included. A headline amount needs this scope beside it.

### 5. Who answers follow-up questions?

Ask who receives your papers and who handles a factual correction or a lender question. Clear ownership helps when a deadline is close.

## Use a small worksheet

Public sale information can add context to a price question. [Kadaster describes Koopsominformatie](https://www.kadaster.nl/producten/woning/koopsominformatie). It does not review a provider's work.

## Make the choice visible

Review each reply on fit, scope clarity, timing and total cost. A difference can reflect a report model, a property issue or a missing fact. Ask before you assume.

This page gives a comparison method. It is not a certificate, ranking or lender decision.

## Frequently asked questions

### Is the cheapest reply the best?

Check the work and conditions first. Ask for matching scope when totals cover different tasks.

### How many replies do I need?

Two or three comparable replies usually give enough material for a shortlist.
