# 7 reasons to request a fresh home valuation

Find out when a new home valuation can help with a purchase, refinance, renovation, sale or changed evidence, and when repeating it adds little.

Are you wondering whether to order another home valuation? Start with the decision in front of you. A purchase, refinance, renovation, sale or estate matter may need a new date, recipient or evidence. A fixed annual repeat adds little when nothing material has changed.

If timing is uncertain, put your deadline beside [the best moments to request a valuation in the Netherlands](/en/guides/best-moments-request-valuation-netherlands/) before you book.

When the brief is still broad, list its missing purpose, recipient and date against [ten questions about residential property valuations](/en/guides/10-frequently-asked-questions-about-residential-property-valuations-netherlands/).

For a WOZ notice, compare the municipal rule with WOZ value and condition dates before you use that notice for a current market question.

These seven situations help you decide what new information the work would add and who needs to rely on it.

## TL;DR
Fresh work is most useful when the decision, the property or the evidence has changed. Start with the purpose and recipient, then ask which date and documents the new question requires.

CBS reported a national existing-home price index of 153.6 in 2026 Q1 on a 2020=100 basis, 5.2% above the same quarter a year earlier. That signal explains why dates matter, yet it does not assign a 5.2% change to a particular Rotterdam home.

## When a new valuation adds value

Each reason has three parts: what changed, what evidence can confirm it and when a new valuation may add little. A valuation is evidence for a decision; it does not come with an automatic repeat interval.

The WOZ cycle is a useful contrast. The value date is 1 January of the previous year for the tax year, so a new notice does not automatically answer a current sale or refinance question. Keep your home’s condition and valuation date as the decision basis, and compare local sales evidence with [property valuation in Stratum](https://taxatieeindhoven.com/property-valuation-stratum/).

The seven triggers sit beside the dated evidence. Their numbers label the underlying rules and dataset; they do not promise a value for any home.

## 7 reasons to value a home again

### 1. A purchase creates a new deadline

An accepted offer connects the valuation to an agreed price, lender process, property condition and delivery date. A prior orientation value may not answer the recipient’s question. Put the contract date and the intended report recipient into the brief before asking for timing.

### 2. A refinance or loan change needs current evidence

A lender may ask for a report that fits its own purpose and age conditions. The general mortgage rule says borrowing is tied to home value as well as income and debts, so a current value can be relevant while affordability remains a separate assessment. The reason for the new report belongs in the opening request.

### 3. Renovation plans change the property question

Before work, the question may concern current value and the effect of proposed improvements. After work, the evidence includes what was completed, its quality and the actual condition. NHG 2026 distinguishes current value from value after improvements in the relevant report context. A single old report cannot carry both questions without fresh inspection and records.

### 4. A sale plan changes the time and evidence frame

Selling introduces a price conversation, a marketing date and a need to explain relevant property differences. A report prepared for a mortgage can have a different purpose from a sale decision. Fresh work helps when the seller needs a current, purpose-matched opinion rather than a number copied from an older file.

### 5. An estate or asset decision needs a defined date

Inheritance, separation or another asset discussion can make a historical or current value relevant. The correct valuation date and the people who rely on the result should be stated before the work starts. Tax and legal consequences remain with the appropriate adviser; the valuation supplies evidence for the property question.

### 6. Relevant evidence has moved

A changed local evidence set, a major nearby development, a new comparable sale or a material change in the property can make an old conclusion less useful. CBS’s 5.2% national movement is a signal to ask about date, not proof of a uniform change. NRVT’s emphasis on own investigation supports a fresh review when the evidence base has changed.

### 7. The report recipient or acceptance condition has changed

A new lender, NWWI review path or named recipient can change the required report type. In the NHG physical-report context, an independent valuer, accepted NWWI review and a report no older than six months from the valuation date are relevant conditions. A new recipient deserves a fresh requirement check even when the owner’s purpose feels familiar.

## Comparison cards: repeat, refresh or pause?

**Refresh now.** The decision has a deadline, the property changed, or the recipient demands a current or validated report. Gather the purpose, date and documents before the appointment.

**Ask a narrower question first.** The owner has new evidence but no defined recipient or deadline. A focused conversation can establish whether a formal assignment is needed.

**Pause.** The purpose, property and evidence remain unchanged, and no recipient condition creates a new date. Keeping the previous report with its original purpose and limitations may be more honest than commissioning repetition.

## How to choose the next step

Write three lines: the decision, the date and the evidence that changed. Add the intended recipient and the report age it accepts. If the timing is unclear, put the deadline beside the decision; if the question is still broad, add the missing purpose, recipient and date to the same note.

## Common questions

### Does a national price increase mean I need a new report?

No. It is a prompt to ask whether the decision or evidence changed. The answer still depends on purpose, property, date and recipient.

### Is a yearly valuation always sensible?

No fixed interval fits every owner. A new purpose or evidence change can justify work sooner, while an unchanged decision can make a routine repeat unnecessary.

### Does a new WOZ notice update market value?

No. The WOZ value serves a municipal tax purpose and uses its own date. A current market question needs its own evidence and purpose.

### Can a valuation prove that refinancing will succeed?

No. It addresses property value for a stated assignment. The lender separately considers income, debts, rate and other conditions.

## Separate the trigger from the calendar

Purchase timing, mortgage conditions, renovation evidence and the difference between WOZ and market value point to different triggers. Name what changed before commissioning fresh work.

## What these checks can tell you

The CBS figure is dated and separate from any Rotterdam property conclusion. Nothing here sets a fee or annual schedule or gives tax, legal or mortgage advice. The intended recipient and assignment date remain the practical fields to confirm.
