# Property valuation costs: compare scope before the total

Break down property valuation costs by assignment, property, evidence, recipient, validation, VAT and public-information fees before choosing a quote.

## TL;DR
Are you comparing valuation quotes? Start with the work behind the total. The assignment, property, recipient, evidence and delivery terms can change the cost. A public-information product may cost less because it answers a different question.

Write the scope in six fields:

1. purpose;
2. recipient;
3. property and legal position;
4. valuation date;
5. report and NWWI review requirements;
6. delivery date and extras.

When two fees look close, compare their scope with [valuation costs in Amsterdam](https://taxateuramsterdam.com/en/guides/valuation-costs-in-amsterdam/) so a low number is not mistaken for an equivalent assignment.

A price only becomes useful when those fields match.
## What a quote can contain

A professional quote may need to account for:

- briefing and a review of the documents;
- inspection and measurements;
- comparable-sales research;
- legal, lease, VvE or permit checks;
- report preparation and revisions;
- NWWI review or a lender-specific requirement;
- VAT, third-party charges, travel or urgency conditions.

Use the cost questions to compare quotes. Not every appraiser separates the work in the same way, so ask what is included and what could change the total.

A fee comparison becomes more useful when you separate [online valuation service scope in Rotterdam](/en/guides/best-online-property-valuation-services-operating-in-rotterdam/) from a full inspection, report and recipient requirement.

A quote with one total can still be clear if the assignment and exclusions are written down. A detailed quote can still be unsuitable when the recipient or report type is wrong.

## Kadaster orientation products

Kadaster's home-value information lists Koopsominformatie at **€3.70** and the Woningrapport at **€21.50**. These are prices for public-information products at the time of review, not a professional valuation tariff.

The products also answer different questions. Kadaster describes Koopsominformatie as public sales information; its coverage includes the current year and the five preceding years for the described postcode scope. A Woningrapport provides property information for orientation. Neither product is a commissioned report for a named lender.

## A transparent worksheet

Copy every quote into the same fields:

- assignment and value date;
- inspection basis;
- report recipient;
- comparable-sales work;
- treatment of documents and assumptions;
- NWWI review path;
- delivery timing;
- included amount, VAT and possible extras.

Then write the unanswered item beside the total. If one quote says “valuation report” and another says “online estimate,” stop the numeric comparison until the report purpose is clear.

Do not fill a missing professional fee with an invented market average. Mark it as “ask the provider.” The site has no verified fee table for Rotterdam and a headline average would hide differences in property, recipient and urgency.

## Compare the decision and the invoice

For a mortgage, ask which report the lender accepts and whether NWWI review is required. NHG says a physical report in its context must be made independently, validated by an accepted institute and be no more than six months old from the valuation date. A quote that omits that path may need clarification before it can support the deadline.

For a renovation, ask whether the assignment covers present value, planned post-work value or both. Keep drawings, cost evidence, permission and completion assumptions beside the quote.

For a private orientation, public sales information may be enough to frame a question. A recipient-facing appraiser’s opinion requires a different evidence standard.

## Questions before accepting

Send these questions in writing:

- What purpose and recipient are named?
- Which value date will appear?
- Is the inspection physical, remote or document-based?
- Which property and legal documents should I provide?
- How will comparable sales be selected and explained?
- Are NWWI review, VAT and third-party charges included?
- What happens if the lender requests a correction?
- What changes if the address, purpose or deadline changes?

Keep the response with the quote. This gives you a record when the assignment changes.

## What a fee does not guarantee

A fee does not guarantee a particular value, mortgage acceptance or sale price. It does not make a report current after its valuation date. It does not certify construction quality or settle a permit decision.

A lower price can reflect a narrower scope. A higher price can include work that your recipient does not need. The useful comparison is the one that leaves the fewest unanswered assignment questions.

## Frequently asked questions

### Is there one normal price for a Rotterdam valuation?

No verified universal tariff is supplied here. Ask for a written scope and compare like with like.

### Is a Kadaster product enough for a mortgage?

Ask the lender. Kadaster’s orientation products and a professional report serve different purposes.

### Does NWWI review have to be listed separately?

Ask whether it is included, required and charged separately for your recipient and report type.

### Can urgency change the quote?

It may. Ask for the delivery condition and any extra charge in writing rather than assuming.
