# Valuation report: purpose, contents and checks

Prepare and review a valuation report by checking purpose, property facts, dates, validation, comparable sales and recipient.

## Start with purpose and recipient

A valuation report belongs to an assignment. Write down why you need it, who receives it and which value date applies. A lender, buyer, seller or other client can set different conditions.

## Read the report in order

### 1. Property facts

Check address, property type, floor areas, ground lease, maintenance, renovation and apartment information. Send a correction with the document that supports it.

### 2. Dates

Put valuation, inspection and report dates next to each other. The conclusion relates to a stated date, and delivery can happen later.

### 3. Comparable sales

### 4. Validation and recipient

## Verify before you send it

Compare the final report with the original brief. Check that recipient, report form, dates, address and property facts match. Note missing papers, assumptions and questions for the appraiser.

Validation reviews a report against an institute's rules. The lender still decides whether the document fits its application.

## If something needs correction

Ask the appraiser about a factual error, missing paper or changed home. Ask the lender how a correction affects its deadline. Keep the two answers separate because the responsibilities differ.
