Do you have an older valuation on file? Check its date, purpose, property facts, evidence and recipient before relying on it for a new purchase, mortgage, sale or renovation. It can remain useful for the earlier decision and still fail to fit yours.

If the old number comes from the municipality, compare its purpose and date with the distinction between WOZ and market value.

When you frame the market period, put the CBS existing-home price index beside your property’s condition and valuation date before deciding whether the report is current.

Use the six-month NHG physical-report condition only in that context. WOZ follows its own 1 January reference date, and CBS market figures describe a defined national period. Age alone does not tell you whether the report is usable.

The NHG physical-report context uses a six-month condition from the valuation date. That is a recipient rule for that context, not a universal expiry period. The WOZ cycle has its own one-January timing, and CBS market figures have their own quarter and national scope.

1. The report date no longer fits the decision

The valuation date, property state and report acceptance date have drifted apart. A lender may require a report within a specific age window, while a sale discussion may need a current market question. Put both the original date and the new deadline in the brief.

2. The purpose has changed

A report prepared for purchase finance can have a different role in a sale, refinance, estate or renovation decision. The number may remain useful as background, yet its original scope does not silently expand. State the new purpose before treating the old conclusion as evidence.

3. The property has changed

An extension, energy improvement, deferred maintenance, new leasehold condition or changed association record can alter the property facts. The old report describes an earlier state. Gather completion records and state what changed before relying on the prior comparison.

4. The evidence set has moved

New transactions, changed local conditions or a material gap between old comparables and the current question can weaken the fit. A national index is a prompt to review the period, not a percentage to apply mechanically. Ask which references still match the property and date.

5. The recipient or acceptance condition is new

A new lender, NWWI review path or person relying on the report can create new conditions. The NHG physical-report context illustrates this with independence, accepted NWWI review and a six-month report-age condition. A new recipient should be named before the old file is reused.

Comparison cards: keep, refresh or replace the question?

Keep as history. The old purpose is clear and the report helps explain an earlier decision. Preserve its date, property state and limits.

Refresh the evidence. The decision is similar, yet property records or comparable transactions changed. Ask what needs to be inspected or updated.

Reframe the assignment. The recipient or purpose changed. Write a new brief rather than asking an old report to answer a new question.

How to decide what to ask next

Write the old purpose and new purpose beside the two dates. Add property changes, evidence changes and the intended recipient. Use those fields to decide whether the old report still answers the new question.

Common questions

Does a report expire after six months?

Not universally. Six months is relevant in the NHG physical-report context. Other assignments and recipients can have different conditions.

Does a new WOZ notice make a previous market valuation outdated?

It can prompt a new question, since WOZ and market valuation have different purposes and dates. It does not decide the fitness of a report by itself.

Is a 5.2% national increase enough to replace a report?

No. It is a dated national signal. Property type, location, condition, rights, comparable evidence and valuation date still need a local review.

Can an old report support a new mortgage?

The recipient decides. Ask for current report type, age, NWWI review and property records before relying on the old file.

When a fresh check may be justified
