What is a property valuation?
A property valuation is a reasoned assessment of a home’s value for an agreed purpose and date. The appraiser considers the home, setting, condition, rights and comparable sales and explains the result in a report.

Four terms to keep apart
Market value
The value conclusion belongs to the assignment and its date. The report explains how the conclusion was reached.
Valuation date
This is the date to which the value relates. Inspection and report dates can differ.
Inspection
The appraiser reviews visible features such as layout, maintenance, floor area, outdoor space, parking and access. A building survey has a different purpose.
Valuation report
The report records property facts, evidence, assumptions, comparison and value. A lender or other recipient can set conditions for the report.
Which evidence helps?
Prepare purchase or sale information, drawings, permits, energy label, ground-lease papers, renovation records and VvE documents. Mention missing papers early.
For a mortgage, NHG describes physical valuation requirements. The lender confirms what the file needs.
Examples and limits
The same home can need different information for a sale, mortgage, renovation or division. The purpose changes the report question. A WOZ value also serves a different municipal process from a current private valuation.
