Prepare the information

For sellers: prepare a valuation brief

Organise Rotterdam home details, documents, sale context and timing before you ask for a valuation quote.

Start with the sale question

Write whether you need a current market view, a mortgage report, a renovation check or another valuation. Add the preferred value date and report recipient. The purpose determines which papers and report conditions matter.

The guide to valuing a home in Rotterdam explains how the evidence is read.

Prepare the property file

Gather drawings, permits, energy label, ground-lease details, renovation records and apartment papers. Add floor area, layout, parking, outdoor space, maintenance and known restrictions. Mention work that is planned as well as work already completed.

The Kadaster home-value explanation helps keep orientation tools separate from a property-specific valuation.

Put sale evidence in context

Public sales information can help you ask about comparable homes. Kadaster explains Koopsominformatie. Compare property type, date, condition, layout and setting before you draw a conclusion from a sale price.

Ask for a comparable quote

Send each provider the same brief. Ask for inspection, research, report, validation, delivery, VAT and correction terms. Put the report recipient and deadline in writing.

The reasonable challenge is that a valuation can inform a sale without promising a specific asking price or outcome. Keep marketing, legal and finance decisions with the person responsible for each task.

Common mistakes

  • Leaving a permit, lease or apartment issue out of the first message.
  • Treating an old sale as a direct price for today’s home.
  • Comparing total fees while the work differs.
  • Assuming renovation spend returns the same amount in value.

Next steps

Make one property fact sheet and one document list. Send them with the same purpose and date to the providers you want to compare. Use the costs page to review quote terms.
